ІСТОРИКО-ЕВОЛЮЦІЙНІ ЗМІНИ У РОЗВИТКУ АРХІТЕКТУРНО-МІСТОБУДІВНИХ КОМПЛЕКСІВ МАСОВОЇ ЗАБУДОВИ ТА ПЕРСПЕКТИВИ ЇХ ПОДАЛЬШОГО ВИКОРИСТАННЯ

Abstract

The article considers the changes in architectural and urban complexes - residential neighborhoods of mass construction, which have occurred for a long time, from the period of their development to the present. The main purpose of the study in this article is to summarize the development of urban areas of residential architectural and urban complexes and determine the prospects for their further use in modern conditions.

 Mass housing construction in our country is associated with the micro district building model. Analysis of the design and construction of housing planning units abroad also demonstrates a comprehensive approach to the organization of residential areas.

The analysis of modern laws of formation of housing planning units is carried out, their ability to the further development is shown. The scientific novelty of the research results is to determine the main directions of development of neighborhoods of mass construction, which should be the basis for the development of detailed plans of territories.

There are the examples of European experience in the design of architectural and urban complexes, residential areas and reconstruction of urban areas are considered, highlighting modern principles that provide a new impetus to the development of neighborhoods as the main housing units of cities. European projects provide for "incompleteness of the project", which allows "adaptation" and "adaptability" of the territory to new functional needs for efficient and flexible operation of mixed areas in time. The desire for a variety of life forms and, as a consequence, types of housing is another feature of such projects. Creating a communicative ecological and socially oriented living environment is becoming one of the landmarks of modern integrated design of territories. The development of landscapeecological worldview and the emergence of environmentally oriented initiatives form housing units of the type "community of communities". Increased mobility and accessibility in cities are affecting the convergence of transport, employment and housing. In general, the formation of combined versions of housing planning units, which must be taken into account when developing urban planning documentation in Ukraine.
